The Las Cruces area is unique because most of the homes are considered custom homes built by a pool of talented homebuilders. Often floor plans are personalized to make each house different. The building materials can vary from traditional wood framed houses, to insulated concrete forms, rammed earth and adobe. Each type of construction offers its own special benefits. New home construction is strictly regulated and inspected by the City of Las Cruces and Doña Ana County. LAS CRUCES HOME BUILDERS ASSOCIATION

The Las Cruces Home Builders Association (LCHBA) is a non-profit trade association and it represents the residential home building industry in the region. Its designated membership area includes all of Dona Ana County as well as the Truth or Consequences and Deming areas. The LCHBA is a local association chapter and is affiliated with the state chapter - the New Mexico Home Builders Association (NMHBA). Both the LCHBA and the NMHBA are part of a national federation - the National Association of Home Builders (NAHB). The LCHBA has over 650 members, the state association has over 3,000 and the national federation has over 250,000 members nationwide. Members of our local association are elected annually to serve as directors and/or officers of both the state and national groups.

Of the 650 plus members in the LCHBA approximately one-third are licensed builders and the remaining members are subcontractors, suppliers of materials, and providers of services. All of the members have a vested interest in the success of home building in the community. A fourteen-member board of directors, a five-member executive committee, and executive officer manage the LCHBA. There are 16 committees, task forces, forums, and councils. The LCHBA's activities are planned and managed by volunteer members and a staff of five.

Chartered in 1959, the Las Cruces Home Builders Association is comprised of members of the building industry and its affiliates. As the voice of the building industry, LCHBA serves its members and the community by:

• Promoting Professionalism

The Las Cruces Home Builders Association remains committed to improving the community's quality of life. As a regulated industry, the LCHBA takes pride in working with local, state, and national governments in shaping fair and equitable policies that will help maintain sensible growth and help overcome the barriers to affordable housing.

Several major events are held by the LCHBA each year and provide multiple benefits to the association, its members and to the public. Through the annual Home Improvement and Lifestyle Show, Spring Showcase of Homes, and Fall Parade of Homes, members have an opportunity to spotlight their products and services. The community benefits by seeing what the latest offerings are in home building and home remodeling. Because the LCHBA is a non-profit association, it must raise over 60 percent of its operating revenue and it does this in part through these association sponsored community events.

MESILLA VALLEY HABITAT FOR HUMANITY

The Mesilla Valley Habitat for Humanity serves the Greater Las Cruces area in Doña Ana County, New Mexico. They have given a hand up (rather than a hand out) to 69 new home owners in the community and are building at least three more homes this build year (October-May). The Mesilla Valley Habitat for Humanity makes a difference in the lives of those living in substandard housing conditions by helping those families into good housing conditions and subsequently changing their outlook on life.

Becoming a Habitat Homeowner is a two year process from application to move-in. Applications are taken once a year and reviewed on a case-by-case basis. Mesilla Valley Habitat qualifies families based on credit (including credit patterns, types of debt, and attempts to make payments) and income. We can only build for families making between 35% and 60% of the median income in Las Cruces. This income percentage varies with the number of people living in the home.

Habitat homes are sold - not given - to families using a normal mortgage, including taxes and insurance. The difference in cost between a Habitat home and buying a new home on the open market is that Habitat for Humanity doesn't charge interest on the mortgage. Homeowners pay a $500 down payment at move-in, and monthly mortgage payments of approximately $400 a month. The house payments the families make are then "recycled" to build more homes for others in need. Thousands of volunteer hours go into the building of a single home.

Each Habitat partner family is required to invest at least 500 "sweat equity" hours into the construction of Habitat homes and other Habitat activities that are required to make the homes a reality. In the first two years of partnership with Habitat (or before they move in to their home), families contribute to the needs of the organization as well as the construction of Habitat homes - theirs and other families'. Volunteer labor, funds, and building materials are donated by individuals, churches, businesses, community organizations, Collegiate Challenge groups and RV Care-a-Vanners visiting the community.
